Keeping our homes safe: the hidden dangers of E-bikes and E-scooters in communal areas

Your safety is our top priority. We’re proud to work in partnership with residents to keep homes secure and communities thriving. That’s why we need to talk about the dangers of e-bikes and e-scooters being left in communal areas and fire exit routes.

We completely understand why these bikes are popular — they’re convenient, cost-effective, and perfect for city living. But there’s a serious risk that comes with storing them inside your building, especially when they’ve been converted or altered for higher performance.

Why is this a problem?

According to the London Fire Brigade (LFB), fires caused by e-bikes and e-scooters are increasing — and worryingly, a high percentage of these involve converted bikes and batteries. These fires can start suddenly, spread rapidly, and produce toxic smoke. If an e-bike is blocking an escape route, it could prevent people from getting out safely in an emergency.

What we’ve seen

Recently, we’ve noticed a trend where delivery companies leave e-bikes inside communal areas or near fire exits. While this might seem like a quick and harmless solution, it creates a significant fire risk that affects everyone in the building.

How we can work together

We’re doing everything we can to raise awareness and prevent these risks — but we need your help too. Here’s how you can make a difference:

  •  Keep escape routes clear: Never store e-bikes, e-scooters, or their chargers in hallways, stairwells, or communal areas.
  • Charge safely: Only charge e-bikes using the original manufacturer’s charger, and never overnight or while you’re out.
  • Speak up: If you see bikes left in communal areas, let us know immediately so we can address it.
  • Arranging a delivery? Let the company know bikes and scooters are not allowed inside your building
  • Expecting a delivery?  Go down to your building entrance to collect your goods, don’t buzz delivery drivers with their vehicles into the building.
