The gas service inspections/Gas safety check

What is a gas safety inspection or gas safety check?

A gas safety check involves the gas safe registered heating engineer assessing the safety of your appliances and checking that the system is working as it should. They will check:

  • ventilation passages are not blocked and are in full working order
  • the safety devices are operating efficiently
  • the appliance is burning at the correct operating pressure
  • harmful gases are transferring cleanly outside of the home.

How often should a gas check be carried out?

A gas check should be carried out every 12 months.

As a landlord ISHA have a legal 'Duty Of Care' to customers to make their properties gas safe by obtaining a gas safety certificate (CP12) every 12 months.

What happens if the engineer finds a fault?

Occasionally, a fault may be found by the gas safety engineer and they will issue a notice and possibly switch off the appliance. This is done to ensure your safety until the appliance can be made safe.

The gas safety engineer will explain and record the faults identified.

The engineer will contact the office to arrange a follow-up visit. It is illegal for anyone other than a gas safe registered engineer to remove these notices.
