Allowing access for gas safety checks 

Gas safety checks are inspections of gas appliances and systems within a property to ensure they work safely and efficiently. The checks are performed by Gas Safe Register engineers or qualified professionals. As your landlord, ISHA has a legal requirement under health and safety regulations to arrange maintenance by a Gas Safe registered engineer for all pipe work, appliances and flues, which we own and have provided for your use. We must carry out the check annually and issue a new Landlord Gas Safety Record (LGSR). The safety of our residents is our number one priority, and you must allow our contractors access to do the gas safety check. If you smell gas or think there might be a gas leak, call the free 24-hour national gas emergency number on 0800 111 999. Giving us access to do the gas safety check The checks don’t take long and knowing that your gas appliances are safe and in good working order provides peace of mind for you. We’ll contact you with the time and date for your inspection. Please ensure you are at home to give our contractor access. If the time and date aren’t convenient or something happens and you can’t provide access, please let us know as soon as possible and at least 24 hours in advance. Call 0300 131 7300 (Option 1) to rebook your appointment. Preparing for the engineer’s visit During their visit, the engineer will check your gas meter, appliances, boiler, flue (pipework), smoke, and carbon monoxide alarms. Before the visit, it’s worth considering if you need to move anything out of the way so the engineer can get to your boiler and gas appliances. Children or pets should also be kept away from where the engineer is working. If you use a pre-paid meter for gas or electricity, you’ll also need to ensure it is topped up with credit so everything can be tested. Your hot water and heating may also be switched on or off for a short time while the engineer does their inspection.
