You may have seen recent news reports about lenders refusing mortgages on homes because of concerns about building safety certificates issued by one specific company. Tri Fire was on an approved government list of companies and provided certificates, known as EWS1 forms, for many buildings across the UK. Adam Kiziak, a company director at Tri Fire, has been expelled from his professional body, and questions have been raised about these certificates and some lenders have stopped approving mortgages on affected homes. We stopped using Tri Fire a number of years ago, but we do have a small number of buildings that have EWS1 forms completed by them. We understand that the uncertainty around this may be worrying and we will be reviewing all work done by Tri Fire to assess whether further investigation is required. Does this affect me? Only a very small number of our buildings are affected: 1 Dunston, 2 Dunston, 50 Acton Mews, Alexandra Court and Burbage House. There are a further three blocks where we have residents but the buildings are owned by another organisation: 14 Graham Street, Regal Wharf and Shingley Place. We will be reviewing all work done by Tri Fire to assess whether further investigation is required. We are also working with the managing agents of the three blocks not owned by ISHA to review their buildings. What if I need an EWS1 form to remortgage, sell or insure my home? If you live in one of the affected buildings and you wish to remortgage, sell or insure your home, we can provide you with a Building Safety Act 2022 Landlord’s Certificate. We will review all work completed by Tri Fire to determine if further investigation is required. If so, our next step will be to appoint a new fire engineer to review the fire risks of the identified buildings.
